WHY INVEST IN

MORTGAGE NOTES

Why does Token Mortgage Group invest in mortgage notes?  Specifically, why non-performing mortgage notes?  

 

Throughout time, real estate has been proven as a way to build wealth.  We were looking for a way to invest in real estate without having to deal with tenants, toilets, and vacancy.  This search led us to non-performing mortgage notes. 

When a mortgage is no longer being paid, that mortgage becomes non-performing.  Banks do not want non-performing notes on their books and are willing to sell these notes at a steep discount. 

 

Sometimes banks sell as low as 30 - 50 cents on the dollar!  

 

To purchase these non-performing notes at a discount, we have established contacts through community banks and hedge funds. 

Then we engage our trusted vendors to help us to reach out to the homeowner to encourage them to pay the original mortgage amount or a modified amount. 

If, for some reason, we are unable to get the homeowner to begin making payments, we then start the process of taking the home through foreclosure. 

Once this is complete, we can either choose to sell the property or to keep the property in our portfolio as a rental.
